Continuous Overflow from the Geyser attended to by Your Durbanville Plumber

At Drips-and-Drains, Your Durbanville Plumber, a large part of our plumbing work at is attending to calls from customers complaining of a continuous overflow from the geyser. Next question from them over the phone is “what is this caused by”?  This could be caused by a number of plumbing problems. As your Durbanville Plumber I am not very keen on diagnosing a problem over the phone, mainly due to the limited information that I get from the customer. All that the customer can see is water coming from the overflow. Firstly, if the plumbing installation is done according to the SABS 0254 regulation, then there would be three overflow pipes visible from the outside.  The customer could then tell me which particular overflow pipe is discharging water and already we would be able to narrow down the plumbing problem. So as you can see, it is of the utmost importance to have your plumbing installation done correctly and according to regulations. If the water is discharging from the 22mm metal overflow pipe then as Your Durbanville Plumber we could inform you that the problem is related to your Thermostat and Safety Valve. If the water is overflowing from the 15mm pipe then it is related to your pressure reducing valve’s expansion relief.  Lastly, if it is overflowing from the 40mm pipe then most of the time it is the geyser or a vacuum breaker. Remember, next time Drips-and-Drains, Your Durbanville Plumber is doing plumbing work at your home, as him to check the installation of your geyser to make sure it is correctly installed.

Check the temperature of your hot water by Your Durbanville Plumber

At Drips-and-Drains, Your Durbanville Plumber I often get asked by my clients to check the temperature of the hot water while doing other plumbing repairs. We do this with pleasure. Reason being that besides wasting electricity if the water temperature is set to high, it also poses a great danger. The thermostat (see previous posts) is the electrical component that is used to adjust, set and regulate the water temperature. Kwikot’s Thermostat can be set up to 70 degrees. This is the default setting. As Drips-and-Drains, Your Durbanville Plumber I believe this is way to high. We normally set this down to 50-60 degrees depending on the client’s personal preference. If you have a toddler in the house I recommend taking this down even further just to play it safe. Do not allow your little one near the bath unattended. The same advice we give to retirement villages and frail care units. I know of one frail care in Durbanville where they set the hot water to 40 degrees. When showering with hot water at that temperature you need not even use the cold water and no one can be scalded by the hot water. As your Durbanville Plumber I cannot over emphasise the danger that hot water poses if not used and managed carefully. An accident happens so quickly and it’s not worth the risk. So next time Drips-and-Drains, Your Durbanville Plumber pays you a visit feel free to ask us to take a temperature reading of your hot water and if need be make the necessary adjustments for you.
